The taxes are generally lower than Chicago and if anyone is living close to the borders of IL they are about 45-75mins away from downtown Chicago.As far as turnkey properties.....I have never truly seen a property that needed no work.

Or even more accurately, I'd call them C neighborhoods right on the border of hot, gentrifying areas. 

What pieces makes the frame or outer border, what pieces makeup the middle etc.

I tell people to look in the 322 zip codes that border 320 zip codes by 1 or 2.

One issue i see with doing it the way you're thinking is that in our market in Miami the gamble is much more risky, with the crazy high rents in those areas you mentioned so you have to make sure that area can be constantly rented out, otherwise you're gonna have to bite that monthly lease payment.

Until you have the keys and your name as owner, it is all a gamble on whether anyone will want to bid on a project that might fall through.

This is a very "sneaky" HOA and in my opinion borders on unethical behavior at times.

Haven't seen any current numbers as to the percentage of house sales inside the town limits vs. the Vero area (outside the town limits, but in the Vero mailing address area which goes to the border of the town's north and south of it.).

Also that gap in title records is a huge gamble, which is why the title insurance company won't touch it.
