The idea just came to me in an effort to reduce our personal cost of living footprint.My thought was that we could split our 4 bedroom 3 bath, 2,400 sq. ft. home into 2 almost equal size family living spaces.We would fill in a 3/4 wall and add a deadbolt lock door to separate the two spaces, leaving the first half with the 3 secondary bedrooms and 2 bathrooms with the kitchen, family room, and laundry, with a garage door entrance. 

The request for the GC was to build the structure (roughly 500 sq ft), or "dry in" the space - then I would take it from there and hire my own subs for the mechanical. 

Question: If the space was permitted as a MIL does it need to be a permitted ADU to be rented to non-family?

Your insurance will also be a lot lower because you're only insuring the space between the walls.The downside is that if the association is bad, then the building could be left to fall apart, and then you'll have a huge assessment for major repairs when they can no longer be ignored.
