@Christian Ryan I use RentRedi for background and rent collection, it is pretty good for the price.Zillow also does tenant screening now at no cost to you.My partner and I rented to a contractor who was also supposed to finish a couple small things as a condition of his early occupancy as he was in a hurry to move in.

The sherriff is supposed to clean close out some to most of the liens during the foreclosure process, but its incumbent on you to check that it happens.
