We found a management company that is charging 10%.

But the majority of the time, doing the active diligence can ultimately provide the best experience for any placed tenant which in turn will ultimately help yourself, if a property manager, maintain a healthy relationship with your portfolio of owners going forward for them. 

She has been doing property management in Jacksonville for years and can guide on MTR vs LTR and assets.

Purchase price: $310,000 Cash invested: $350,000 This was a full rehab 6 unit multifamily building.Our firm did everything from locating and acquiring the project, to managing construction, and then finished up by leasing out all 6 units for a premium rent.We used a construction loan to secure the property and do the rehab. 12 month term which we were able to do construction and lease out all units before taking out the original loan with a permanent commercial loan.

I self-managed and learned to build the houses with my Handyman.  

Property management would need to complete a walkthrough every 60 days.

We are  6 hour drive away, so plan to use management comp.

Hello,I'm currently self managing close to 10 units and have been using Avail to automate things as much as possible.

The problem is that I live in California (which is cost prohibitive for me currently to "buy local") and must rely on remote management that is local to the investment area.
