Now, having said all that, house hacking isn't necessarily easy (if it were, everyone would do it)...it's just easier than the more advanced strategies...House hacking still takes significant due diligence, skill in analyzing the market and the property, time and effort to learn about tenant screening and property management, the ability to anticipate appreciation/depreciation trends, etc., etc., etc....and even with lots of skill and preparation, things will still go wrong (vacancy, plumbing leaks, bad tenants, etc.)

S&P 500 is definitely less effort.  

In an effort to get you enough money to afford to pay for the class they introduce websites like sproutfin, sofi, and prosper.

Are they genuine.

Investors are seeking hidden value and potential and often underestimate the demands on time, effort and expense to produce the vision or desired result.

Is the legal setup cost worth the effort for a 6-10 unit property?

There is additional risk involved and you always have to ask yourself if it's as simple as raising the rents with no additional effort, why hasn't it been done already?

You'll have to decide if that effort is worth it.

In the end it will not be worth the effort.
