 tenant intiially voiced they wanted to stay at least 4 years due to the school district before signing. we are almost through year one with them, and will need to restructure our lease in a few months. they have been fine tenants.i was thinking about incentivizing it, but want some expert opinions. they currently pay 2795 a month, but a total of 2863 with the property mangement fees( pet and "convenience" fees) but we are getting rid of our property mangement company and doing it ourselves. trying to think of the best way to pitch thisso what i was thinking was:2863 for 3 years ( it would stay flat for 3 years)2925 for 2 years (flat for 2)2975 for 1 yearthoughts?

What I want to clear up and am interested in learning more about is buying HOA foreclosures at auctions.For example, I have in front of me a beautiful, newer house where the HOA has a lien on it and it is in foreclosure, with an auction price starting at about $6500.. which is the HOA fees, attorney fees, etc that is owed.

That can also cause issues with expired mortgage rates, rate lock extension costs/fee's.

Also, I would be wearly about the HOA fees with condos espeically if you are going to BRRRR this and rent out to section 8. 

You also want to avoid paying points or broker fee's so going to a Fully Delegated bank can help avoid those hits.That room cost is normal I have seen much higher especially in Virginia Beach!
