For you experts out there, what is the best phone answering service that you have used in your wholesaling business?  

-Any pros/cons you see investing in this and surrounding areas are also helpful.We have done preliminary market analysis through usual channels and looking for on the street expert opinions.

I'm not aware of Banks allowing your rehab costs to be included as part of your purchase price.Any "Delayed Financing Exception" experts out there?

As Matt mentioned, a Realtor or licensee can act unethically which can translate into infractions of the law.Licensees are seen as the expert in the room, they may not be but the license demonstrates a greater knowledge than the general public.All professional licenses are based on protecting the public from unqualified actors in business.
