@David M.The ideal way of dealing with that type of situation (or almost any interaction with the public) would be to use a 3rd party rental manager or create an entity to become your rental manager or Operating Company.

I don’t believe this would be a good investment for you.First - I would encourage you to only take advice from those who have gone before - who have actually done it and ARE STILL doing it (preferably) ~ there are many many such people here that will mentor you for free (people you could not afford to pay for their time).

YOU need the live interaction the reflection of voices the smooth and quick one line objection handling techniques etc etc.. now wholesaling is all about marketing and sales.. yet no one focuses on how sales skills only marketing IE yellow letters and door knock etc.. but now what the heck to do when you do get a lead.. that is were the money is made anyone can market that's simply a function of money..

A little empathy about the impact will help ensure that you interaction is gentle but you do need them to vacate (i.e. understand it is an impact to the tenants but it is also a necessity to your investment).Good luck
