Does anyone have any actual data on the return on this component (previous appraisals, paired sales analysis, comparison on new construction with/without rooftop decks)? 

I think you are asking if their top markets list is a good place to find new markets to invest in.As an avid AirDNA user I like their data and their tool in general. 

Sellers would rather continue with a buyer(as long as it's a reasonable buyer) then start with a new one.

Costs are very high, but uncovered spaces aren't renting for that much (we're a frequent visitor to New Smryna Beach btw). 

A new roof is about $7-8K.

Pretty frustrated and really need help ASAP - would love if someone new what I'm doing wrong or if something is wrong with the site.

Your portion will be deducted from your proceeds.To your question, however - if somehow you managed to avoid paying the taxes and closed without the taxes accounted for, then the new owner would have to pay all of them or would have a tax lien placed against the property.
