For subto that we own we have an midterm in Abilene Tx, Padsplit in Killeen TX , Montgomery TX that we did a wrap mortgage , another wrap in Virginia , another rental in dfw 30 units Corpus Christi seller finance 50 year note, we partnered with Pace as our capital partner And40 units in Knoxville TN we took down with partners 3% IO payments for 30y am, 5 year balloon seller finance Crickets are loud over here How's this for a chirp.

.$53k profit on $81k cash invested is 65% in 3 months.Apples to apples, had I used all my own money, my profit would have been $60k on $306k invested for a 19.6% return in 90 days.Other deal I just posted about in another thread:$250k acquisition, $15k rehab, sell at $409k, $30k re-sell/hold costs, $10k eviction or cash for keys, profit of $104k.

I enjoy being a web developer, and I’m actually transitioning to building mobile iOS apps (yea I’m a apple guy) so most of my time is devoted to that but I always had a interest with real estate investing and finding new sources of income so I plan to make time for that.
