Fast forward to the sale and 1031 exchange, i began the application for a mortgage since the 1031 amount was about 60% of the purchase price of the new property. 

So I am very new to financing. 

On the other hand, our house has a brand new roof, brand new hot water heater and recently renovated kitchen with newer appliances.

The jacuzzi itself isn't being touched and the only plumbing is adding the water line up to the new shower head.

I am new to Bigger Pockets and look forward to this journey of real estate investing.
