Take a credit card statement or something legit showing your scores.If you have good references from past clients, get it in writing.

@Heather Lavergne yes this is a problem because they are not going to write a loan without appraisal.

I had to write "a strongly worded letter" explaining why I would be willing to increase my commute by so much.

What about the purchase agreement; do I write it the same way?

The local lawyer wants $1000-$1500 to write one.  

@Himanshu Jain  you could also pay a civil engineer probably 500 to 1000 bucks and they would write it out for you that is specific to your location and jurisdiction.I do this when I am looking at new areas.

Started at 1, now Im on podcast 48, and the wealth of info is addicting.I can write a novel in this post.  

I'm not too familiar with how to write something like that up (high EMD, short due diligence, etc) but I'm hoping my real estate agent knows how.  

If they say that I write in the LOI buyer broker is getting 2.5% and listing broker is getting 2.5%.If that is what their listing agreement says they do not fight it.
