@Himanshu Jain you could also pay a civil engineer probably 500 to 1000 bucks and they would write it out for you that is specific to your location and jurisdiction.I do this when I am looking at new areas.

If they say that I write in the LOI buyer broker is getting 2.5% and listing broker is getting 2.5%.If that is what their listing agreement says they do not fight it.
