No rush.Lastly, in terms of seasonality I believe that the fall/winter can be good simply because deals slow down so the competition isn't as tough and if your dealing with a motivated or quasi motivated seller and its Thanksgiving or the week before new years or something, that seller is probably wondering if your their best bet to lock in a sale or risk waiting until the market heats up as the spring thaws.

Because the pipes would freeze in the winter you need pipes to be strong enough to not burst. here in Florida everything I have seen so far is PVC.

Never buy next to a board up..Drugs and bad behavior most likely going on in there..In the winter the bums break in, light fire's to keep warm ( maybe not in florida ) and if it gets out of control-- Bye Bye to your house.If it stays boarded for a while, and for some reason you need bank financing- some banks will not lend to homes next to a board up..
