BRRR is likely a poor strategy for you, as the Refinance R may be difficult for you with the large loan balance. 

I would say one of the most common mistakes new investors make is underestimating fix-up costs.As for the cash flow part, there is an excellent post in this thread by Jonathan R McLaughlin (toward the bottom of that page - 5) that outlines the multiple ways that an investment property can build your wealth.

just read an article that said Foxconn is pivoting.. instead of heavy duty manufactoring and 13k jobs.. they are now talking about more R and D and about half the jobs or less..

Check with your states R/E commission.

I agree with @Justin R., try for a multi-family to offset some of the mortgages. $300k may be a little low for a multi-family in Palmdale.
