I've seen the judge go off the script more than once in this regard, because he/she thought their solution was more "reasonable" than what the contract says.Here's my take on your suggested process: File suit online and have defendant served through the court system. 10 minutes of your time.In order to file suit with the court, I would need the legal address  of the deadbeat tenant. 

You can immediately capture your top 10 competitors from this site, then use that data to continually monitor the competition.  

Unfortunately you will NEVER find an answer to your problem by seeking solutions here or on any other venue.

If nothing else find out who some of the big players are and reach out to them and ask what their biggest problem is and how you can best be a solution to them, a great place to start can be as a helpful hand and learn everything you can from that "big fish".
