A few months ago, I acquired a solid deal - 2 two-families that are adjacent to each other in Paterson, NJ for $125,000 each.

Broken closet doors, some keys not returned,  broken window blinds.I have ample evidence that they smoked.

A TK provider, however, ought to have their reputation to consider and be more concerned with passing on a solid management relationship, good tenants, etc. not merely a good building. 

What do you guys think is a solid ROE number and why?  

My suggestion if you are a new landlord or thinking about becoming a landlord is to be rock solid on your lease and of course evaluate on a case by case basis but begin the eviction process as soon as you can.

If we get something that cashflows now, we could have some solid gains from appreciation down the road.

Calculating a new cost baseline and factoring in your updated costs would be a solid start.
