For instance, when comparing a 3 bedroom and 1 bathroom home to a 4 bedroom and 2 bath home there may be a significant increase in value as you are going from a functionally obsolete count to desirable count.

The 45 day challenge isn't really anything much more than the usual mentorship, except it's kind of a fun way to rally together and have a competition (and you must send in weekly report forms about your marketing and stuff, # of property info sheets sent in, # of 3 way calls etc), but since this new challenge was coming up at a similar time to my database completion I decided to step up on that because I want to compete and see how far I can go by the end of the challenge completely fresh with no previos marketing momentum.Excellent news on the database front: Turns out having super functional, sortable and easy to use forms for my lists is much easier than I thought.

I'm clued-in enough that I know how to run all the functions on an HP 12C, I can calculate an amortization (and depreciation) schedule, I can estimate before- and after-tax cash flow, and I can calculate IRR/XIRR based on assumptions about a property....But I'm also naive about some aspects of real estate investing.

@Andrew Ramler, I am also in the camp about smoke alarms being the landlord's responsibility simply because if it doesn't function and there is a fire I am fairly sure the liability falls on the landlords.

The marketing packet I sent to my buyers stated that all mechanicals and electrical were functioning perfectly fine.I stated that my rehab items were optional for my buyer.I didn’t have to do this, but I did, because I realize that some people want brand new everything.This investor has told me that if it’s functioning, then he see’s no reason to replace it.
