It seems to me there are 5 basic roles you would ideally have covered to get started,  especially if doing a full-blown BRRRR.  1)   Real estate agent, 2) attorney, 3) contractor,  4) short-term funding source (cash/bank/hard money/HELOC, etc.),  and long-term refi source.To me this is what makes the real estate  Investing barriers so high.

I understand the frustration of not being able to see properties listed, however, if the agent gets the price the client wants without having to go through the exercise of listing it on the market, that agent is doing their job well.
