I want to have the freedom that all typical homeowners have.. and you give some of that up with an HOA... you would argue for the greater good... and I won’t necessarily disagree with you... but from a business perspective, they have the tendency to get in the way and present another layer of oversight  / restriction that I say is easier not to have to deal with IF YOU HAVE THE CHOICE.

IRA Custodians typically have some restrictive ability for accepting inbound funds.To solve this issue with a custodian you could have a 3rd party property manager receive rents and then forward net proceeds to the IRA by normal means.Alternately you could establish a checkbook IRA LLC, which allows you to hold the funds in a bank account of your choosing.
