For my portfolio, April did not take a hit from borrowers who were performing.

When performing due diligence, I stress test the deal with various vacancy rates.

What steps are you absolutely performing every time before a purchase and which are you more relaxed with?

With only one listing and the idea of tying to actual performance I lean towards Beyond but will check price labs as well. 

@Bradley Ritter - I likely have partials with no minimum and rates above 8% on performing notes.

However we are not fully convinced this is the one and only patch to success. 

Read your agreement.If the management company performed the work to turn over the unit and it was due to damage from the tenant, I would imagine they can't just hand you a check and swallow that cost.

Being said, you MUST perform a thorough screening background check equally and fair on ALL applicants the EXACT same way to avoid being accused of discrimination.  

I see a lot of potential deals, but I don’t want to get them under contract if I can’t perform and find a buyer.

It's not guaranteed they will always have what you are looking for but once they come across something, particularly off market, you can make it where you are the first one they will call especially if you show them you can perform on the close.When I first got started in brokerage, I found out which investors were the serious buyers quickly after sending great deals and they would snatch it up right away.
