@Jessenia Hartage Most people on here are afraid of NYC and have certainly never been to Queens, so I would take the warnings with a grain of salt.  

(with conservative assumptions on annual appreciation - 2%, and annual rent increase - 1%, as well as 5% vacancy/maintenance).I see so many people say they only go for properties with at least 15% cash on cash returns, which seems extremely difficult in this market

@Ali Harris, this is probably my favorite part of real estate investing: seeing the potential in a property that isn't readily apparent to most other people, and then executing a plan to bring your vision to life - so cool to hear you're exploring this!

If it is a shed where people need not live in, it may work.   

One of the other features of the Land Trust that many people overlook is that it is the entity that conducts the "business" of the investment.
