This is our first time doing an FHA 203K we are not doing any updates to the kitchen nor the bathroom just making sure the house is functioning running new electrical wire, repairing plumbing, back stairs, doors, few windows, painting, roofs, garage doors, finishing wood floors, and cleaning.  

I am planning to go for Limited partnership.

Unfortunately the HOA didn't consider it prudent to take care of the small things before they became really big problems.I think of HOA's like partnerships with complete strangers.  

He wants to invest like I do, but will only provide funds, so should we approach this like joint venture or partnership, or is there a better way.
