I've had very good luck following my nose in when to rent to people with subpar specs, and will probably rent to them after I get their application package and run credit.

Hi @Macie Moore...one of the details you never mentioned is how much you have to put down on the package of properties.

We recently bought a seller financed package of 10 properties, cleaned them up, rented them out and re-fied with our regular portfolio lender to cover our expense. 

He wants to sell as a package but cant convince everyone else. 

They sell micro units and packages to build units.

They could be an ERP consultant installing SAP or Oracle or another software package that requires them to be in a corporate apartment for months at a time.  

It needs to be some sort of package.

I love your suggestions about creating a due-diligence package and getting pre-approval from a hard money lender. 

The house I am building is trending toward the higher end so a comparable traditional system would have to be something along the lines of a energy efficient Trane system rather then a run of the mill package unit.
