can you use the brrrr strategy when buying seller financed.house

I'm looking to jump into real estate investing but I want to find a way to start using little to no money down. Would buying a seller financed house be a good idea to start off ? Then refinance after equity is built? Can someone give me some advice in going this route. And what steps to take . im looking to try the brrr investing strategy
