I'm working on my book which will hopefully be released next fall that will outline the steps I've started and taken and every deal I've made during those steps.I'm just trying to share advice to help others, that's all.

@Jesse SchultzWhile what you out line is often how "rent-to-own" is practiced in Canada  - and was practiced in the U.S.A. until recent legislative changes - that scenario could be viewed as financing and/or an instalment sale by the CRA.

In my brokerage for example we routinely give back 1% of our commission.We have created a video that outlines 6 good reasons to use a realtor.

You are the first person who I've ever heard say you can't advertise a deal in Florida that you have an equitable interest in.Again, I am not saying you're wrong, I'd just like to see where the DBPR or FREC has clearly outlined this rule. 

The conditions of the sale are outlined prior to and it can all be done in 30 days.
