Orange is a bit far from Connecticut, so if I were to close at a title company in Orange would it matter that I'm from a different county? 

We own enough land near Orange County to build 28 homes (long story how that came to be haha), and have bounced back and forth on whether to sell, build-then-sell, or build-then-rent (which is looking very appealing at today's interest rates).

The outlying areas are going from orange groves and horse ranches into full blown neighborhoods so the market is being saturated with inventory.

However, those 5 things you listed are apples and oranges to IBanking, especially #5.

I would argue a federal eviction moratorium had as much to do with a changing understanding of public health as an expansion of federal power.I just read an interesting article in Orange County Registrar (hardly a left wing rag!)

I live in Orange County, CA and looking at Phoenix as my OOS market to invest in.

@Whitney Bowling based on your other thread of your deals and your investing strategy I would say comparing what you’re doing investing wise and what a large (and I’m assuming well financed) developer is doing is comparing apples to oranges.

@Fred Mompoint East Orange is a great place to invest, but the taxes can be pretty high and the inventory is about as tight as Ive ever seen it.
