Kissimmee, FL Short Term Rental Investment

I am looking into purchasing a property in Kissimmee to be used as a vacation rental.  There are a large number of houses and townhouses that are currently on the market, ranging from 200k-250k that are fairly new, have in-ground pools, are in a planned community, and that are being sold furnished with short-term rental investors in mind.  Has anybody had experience with these who can attest to their investibility?  I'm hesitant about a pool due to liability, but other than that it seems almost too good to be true.
