You pocket it if they don't.As to Home Partners, formerly Hyperion Homes, they collect no option fee, sign a straight lease agreement with no rent credits, and have a separate right-to-purchase agreement which generally has a 5%/year price escalation along with a certain amount of ongoing repairs/maintenance, say a cap of $3500-6000, that if spent, has to be paid back by the renter if they buy.  

This is also excellent training for when you want to get your own skin into the game.
