While you can buy deals on the market by yourself (using the sellers realtor as your agent) I'm not sure that I recommend this for your first deal, so you're going to need a realtor eventually, may as well start now.

You are going to need property managers who know how to qualify tenants for those places, and you are going to have longer vacancies between renters until you find a good one.Lastly, and most importantly, most banks do not want to lend less than 40-50k on a property which means you need to have an ARV of 50-60k.Is it doable, yes, BUT you are going to need VERY good boots on the ground to get it done...

@Donny Widjaja we usually budget somewhere between $200-$400 per unit in reserves, because, well, you just never know when you're going to need to take down a tree, replace a leaking roof, or service an old boiler.
