6 months seasoning as I will live here for a while.

I'm seeing an interesting mix of seasoned and brand new investors coming in from out of state, and local investor activity is picking up.

I'd like to get the rehab done quickly (within 2 months) and get tenants in for the seasoning period of 12 months before i get the refinancing.

Let me know if you find a good seasoned one that is accustomed to working with investors.

But just be wary of how conventional/FHA/commercial loans work with primary/residential/commercial/rental propertiesFor example: commercial loans don't usually require a seasoning period, but they wont loan on a primary A 5% conventional loan will be good for a primary house hack, but you cant tack on a contruction loan and there's a seasoning period before you can exit itcan be done, but do your research so you have good exit strategies

i am new here but very seasoned  flipper\realtor in houston. 

It never hurts to get the input of more seasoned investors to make sure I'm not leaving too much meat on the bone. 

I have "skin in da game" as I am actively making offers and if I get it I wholesale it off to a better positioned, more seasoned cash investor assuming there is enough " meat on the bone".
