I am thinking that $40k won't be enough for the next house but I believe by the end of the year I can have around $60k for a down payment which puts me at a $300k house roughly, if I'm doing 20% down.

So next year assuming tenants like that I raise it up about $234 dollars a month to max out the 10% leaving me at a new $434 starting march 2023, I still am unsure of how to make that very profitable compared to taking the selling profits and just accepting tax on it also still leaves me up by quite a bit.

I know banks prefer to stay between 1.1-1.2.I see all the deals coming to me at a very low DSCR.I've been investing all my life for cash flow but it seems that most of the deals no longer cash flow.Thanks,Luis

Details:Rent per room: $600-750Monthly Cash Flow (respectively) at 2 rooms, 3, 4, 4 rooms + ADU: -$933, -$303, $326, $1,166 (we don't cash flow until we have all 4 rooms rented and are living in the garage)Immediately Available Capital: $30,000, if needed I also have access to nearly 28k in credit, however that would put me at almost 100% credit utilization and I really...really don't want to do that :)FOLLOW UP QUESTION: I've also wondered if this 30k would be better used as a down payment for a second investment property instead of on renovations for the current property given it is livable as-is (just doesn't cash flow).
