Get the multi as your first home that way your getting the most bank for your buck, if youre in it for two years and cant move, at least you know that someone else is paying the mortgage and youre just living rent free for two years saving your money as you wait.

There's no guarantee that just because someone has put a couple hundred bucks down on a vacancy, they'll actually end up moving in.

That's usually not the case with investors, they have rentals, you need to dig through tax returns, ARV to verify, purchase contracts on properties not held very long, the list goes on......most are lucky to get a loan and such loans aren't usually gravy deals, more like a PITA.Consider establishing a good lending relationship with someone who works with you and for you, beating them up on a hundred bucks might not be a good idea.My attitude with most were....hey, that's a good deal, see if they can close that for you!

So far I've had zero issues so it has translated to lots more money in my pocket.Now don't get me wrong things can go way wrong with this and it can cost you big bucks if they do.

Thanks for your post, it really hit home because I really do thrive on being as accurate as possible when presenting deals to investors because I do not want to be classified as someone who is just in it for the quick buck, and wastes their time.
