Reid,Typically the bankruptcy type & seasoning is going to play the bigger burden with the seasoning.

Few people get rich playing safe or not working hard. 

However, if you are playing the long game then minimal cashflow now is fine as long as the property is appreciating.

That model has a few elite that own assets and the great unwashed masses that have nothing and for the most part never will. 

it is fairly easy to review the individual or business ahead of time, but the picture is not complete until the deal comes into play. 

The question I have is there are four camper trailers, two utility box trailers, an old tour bus, a couple of homemade trailer‘s, an old boat, two sheds, a play ground, four cars, and about 20 to 30 large white rabbits as well as a house full of junk.

I try to help mentor my high school students about investing (if they're interested - only a handful have been) and it's culminated with playing "Cashflow" a few times as a group. 

My realtor agent mentioned that we could look into mid term rentals for traveling nurses, corporate housing etc and make close to double what we would get in a LTR.This is our first property, do we play it safe and do LTR or do we take the leap and rent it out to traveling nurses, corporate travel.
