Once the new rent is absorbed into their lifestyle they don't think about leaving in the summer because they haven't got a 'reminder that it's time to start looking' via an increase notice.  ...and we don't generally do large enough increases to push them out!

A proper follow-up could be as simple as an e-mail thanking him for the discussion and suggesting that you meet-up again over coffee at some point to discuss real estate.

Here's what I like:Geographic - eliminate all areas that you do NOT want by city or zip or other methodLand - eliminate all vacant parcels Property type - eliminate commercial, industrial, office and similar propertiesProduct - eliminate over 4 bedroom, before 1950 or after 2009Equity - eliminate all with less than 50% LTV Your criteria will most likely be very different so no arguments about what I want vs what you want.Now that you've determined what you want, and have a manageable list, create a mailing campaign.

Her mortgage is $2500/mo. and we are renting her place out to a dream tenant (Navy officer and his wife) that we rarely hear from, but they keep the place emaculate and the check is in the mail early every month!

I am okay with however the tenant wants to pay rent, (by mail, walk it into the bank and put into the account I have setup for that property, or online/electronic).
