I can only speak from my experience in college but landlords in Madison, WI primarily did year long standard leases (not rent by the room) and it was up to the students to find subletters if they wanted. 

I'm about to purchase a property for a short term rental and trying to figure out whether to hold the property in a newly formed LLC, trust or in my personal name.

@Kyle Castle as long as your bank account(s) that you receive rent $ into and pay expenses out of are integrated to QuickBooks you shouldn’t need anything to bridge the gap.

Don’t go over the top on anything you won’t be long term living in yourself.  

HelloWe've had great success on our two SFH long term rental properties, and one of the parts that I really enjoy in this endeavor has been the deal analysis. 

I think as long your HOA and Lease Rent is not eating all your expected profit, then it may not be a bad deal, especially if you can turn it into a STR, you can definitely maximize the returns.

The only time we use ceramic tile is for showers with a window, where we can't use a surround, and then I will still use LVT for the bathroom floor.However, because we cater to families with kids, our winters are long and to avoid cabin fever we usually have a finished basement and carpet is the way to go.
