You're correct on your positives and negatives, but I would have some doubt on the DSCR disqualification - there are different loan products based on different asset types + markets.

It does take investing time to learn or building a team who has the skills to do this on your behalf in order to see the ideal return. 

I said I didn't want to bother them with petty things and they said "We know the types of tenants this guy is putting in here, so if you feel even slightly inconvenienced, please call us." 

Do not pay him he is a fraud type of guy. he won't teach you the right way of doing it. he will just sell you something you can find online.

There are still some deals for flips, but numbers are tight right now - last deal I reviewed last night was only a 5% COC assuming everything stayed in budget - we decided it was not worth the amount of capital at risk for that type of return.
