Persons who perform lead-based paint activities within residential dwellings they own and occupy are exempt from the regulations unless the residential dwelling is occupied by a person or persons other than the owner or owner's immediate family while these activities are being performed, or a child residing in the building has been identified as having an elevated blood lead level as determined by the United States Department of Health and Human Services; Centers for Disease Control and Prevention.It was in these FAQs... 

It was very stressful for her because the process was such a pain, but in the end it was worth it for a loan at market interest rate, zero down, and zero closing costs.

The main issue that I have with condo's are the high condo fees along with the unpredictable nature of association financial health as there have been so many foreclosures.

Take the pain but do it right, or you'll regret it...

Almost two years ago we moved to Orange County California to be closer to my aging mother in law and a better climate for my health.

It was very painful listening to the so called investor interviewing me about the property.

But Real Estate is not the only business were those with a dream have used credit cards to build there business.. of course the stats of business failures is extremely high.. so when the business fails your stuck in debt.. your deal fails with a HML and your credit is fine and the HML ends up with the asset... not quite as painful

Spend the time alongside your subs as they're working - ask questions (not enough to be a pain - and it can help if you throw them $100 for all the questions) but keep watching them and what they do.
