Some that do offer appliances (bought used, or that came with the house) put in the lease that they're provided for the tenant's convenience and the landlord isn't responsible for fixing or replacing them if they break.

Work is located at 281 and 1604 and obviously UTSA is a stretch down 1604 so for my convenience this makes the most sense.

Create value (think clean common areas, flower pots, clean laundry room, lawn that looks good etc.) and tenants are usually happy to pay for convenience.

I’ve heard of people mentioning the use of a credit cards (via convenience checks deposited into your bank) to make cash offers on houses.. they mentioned refinancing afterward to pull the cash out and pay back the credit card company.
