You'll basically be doing a shitton of work so a bank can make a lot of interest off a tenant you find and will probably lose a grand or two in the process.

Good stuff.I probably should have listed my goals so people could help me better.My goal is to build wealth through real estate so when I am in retirement age I won't have to worry about whether social security will be in existence or if my 401k is enough.And if I could make a couple grand a month along the way that would be great as well.

It doesn't need to be a grand slam.

If the lender makes a snit about the sub2, you can offer a couple grand to get a letter allowing the conveyance (not an assumption or guarantee, though).

That would give you a mortgage free house and put several hundred grand in your pocket.Happy investing!

Hello all,I'm the process of turning my first house in to a rental property (SFR on the SE side here in Grand Rapids).

I live in south Grand Prairie area.

Greetings, My wife and I have three children and three grand children and not quite 60, we have lived most of our married lives out of the USA, (Mexico and Spain) but now living in McAllen Texas,  we both have some real estate experience, owned our own company in Spain selling apartments to northern Europeans,   went well until the bust in 2007 and 2008, we also had real estate license's in Florida and lived there for 4 years,   We now are wanting to do some serious REI  and learn, network in Southern Texas,  thanks for your input.  

Now I'm in a position where I can afford the mentorship and would have roughly about 3 grand left for marketing.So before I pulled the trigger I thought I would tap one of the greatest data banks and Gathering of minds to get any type of input.
