I've explored this a bit but a HELOC is not an option as I have no home equity and I've heard most banks source the funds for a down payment and don't want them to be borrowed funds.The IRA option is one I had not thought of.

I’d like to wholesale land to a developer or a multitude of developers it’s 100 acres.Does anyone have expertise in this category and like to explore the options with me.I remember a bigger pockets podcast I heard long ago about a young man from SC who learned to whole sale land.His dad taught him to do spread sheets in the car at a young age.

Just seems like the perfect time to explore my interests. 

The other option you could explore is investing in a lending fund - while you would not make as much as if you were yourself the lender, you would still make solid, guaranteed returns in the 8-10% range.If you do begin to lend, my biggest piece of advice is make sure you fully vet the borrower and the project --- that goes double if the loan is for a fix and flip. 

And buy some assets with leverage to take advantage the interest arbitrage.And it's also a good time to be exploring the fractional passive markets where you can still 1031 and keep tax deferred but you can also go completely passive and get the arbitrage of interest on loans that are non-recourse to you.And there's three letters that tell me you need to run not walk away from these as you near retirement - HOA!!!
