@Wendy Kling  go to the rarebird meetings and the REIA there on Shoals Ferry rd in Beverton I think they hold it at a Baja Fresh... lots of beginners at those meetings sprinkled in with experienced folksand watch for BP meetups I hosted one last summer and 60 folks came.. but it was inpromptu so more of a simple networking event.

For my roofing needs, I really only consider 15 year in business minimum, I have gone through several fresh companies and when I test a few days after they install a product, they are surprised and try to deny, then if they try to argue I go after bonds and miraculously they show up.

Typically a tenant will inspect for cleanliness, and a fresh look.

To consume excess heating fuel, they just crank up the thermostat temperature and open some windows for "fresh air" :)

Presently, I have years of contacts in both Outlook and more recently Apple Contacts, but I'd like to start fresh drawing from both (don't care about conversion capabilities) on a new platform.

I keep my rehab budget around 5K depending on the severity of the deferred maintenance and in the end everything looks clean, fresh, and new!

One I paid 72K for, spent about 5K on fresh paint, redoing wood floors, and a little carpet I was offered 110K less than a year later.

It will take a few coats but looks fresh and new.

So a property is on the market for $105K, move in ready just needs a fresh coat of paint and new appliances (they were removed) the previous owners were foreclosed on.

If you're lucky you might be able to fill the cracks and give it a fresh coat of kills, not suggesting you hide anything, but a little bit of sweat, even if you don't own it may payoff.
