So I just bought a 4 bedroom house that was marketed as a 4 bedroom when sold as well as ran by previous owner as 4 bedroom STR - now I go to get new application and they said I can only market as 3 bedroom because the septic is only sized for 3 bedrooms (1000gal) - I told township I would get septic pumped more frequently as they require every 3 years (I said every year) and the lady said her hands are tied. 1) anybody who invest in poconos know a way around this? 

@Toyosi Ogunkua   We do occasionally see portfolios for sale, but does not seem to be frequent.   

However when doing larger builds for others I do use a couple close subs rather frequently, its not technically me paying their wages.

your comps are units like yours, as you know with rates lower than high rises so follow the market all the time because they will come up less frequently. 

Truth is, in my experience, lower end properties see more frequent turn over, with longer vacancy, and much heavier wear and tear than my higher end properties.  

I have dealt with these people on a frequent basis and I can tell you for a fact that I don't spend all of my time (or even a significant portion of my part) dealing with drug dealers.Mike
