I found a house for $37k but we think they'll take $30k cash.

I'm researching some pre-foreclosure properties in central Indiana and found something odd regarding a Quitclaim.

I have found some deals(after alot of analyzing and searching) but missed out due to acting too slowly, so another bit of advice if you find a deal, the numebrs work, and you know your market act quickly.Anyways hope that helps.

@Scott Trench I found JP's blog and it's pretty cool and what she did is rather impressive, but I think her achieving a top 1% income is more impressive than her retiring so early.
