Ideally this would be a 2-coat application (with a “1-coat paint of course, since I’ve yet to find any paint to be a true single coat paint) with a 1-coat touch up.I use a flat SW or Valspar paint from Lowes . . .

It should also be risk-based:If an applicant meets all of our screening requirements (i.e., good credit, income 3X rent, no evictions, stable employment, and good rental history), then we normally take a deposit equal to one month's rent (as a property manager, I'd prefer to take more because it gives us more breathing room if things go bad, but we have to take what the market will bear).
