If it was me and they are firm at a 6 cap, and there's not much room to increase revenues or cut expenses, then I would probably walk away and look for something better. 

If an eviction is needed and you dont have a property management firm here handling the property you need to seek legal council. 

My goal as a business owner/landlord is to be fair but firm, and I will listen because people want to be heard.

If you want to venture into the CRE space (in any asset class), then associate with a CRE firm or operator and commit to CRE.

The firm has had MHC as its top performing property type for the last year and a half and a November 2018 report described MHC as “one of the most attractive property types in both the public and private markets due to 1) a best-in-class cap-ex profile; 2) structural barriers to new supply; and 3) still-too-high nominal cap rates.”I hope this helps some of you considering investing in MHCs - happy to discuss further. 

Many property owners have contacted for the removal to outside firms (with a detailed contract) to get the slip and fall claims out of their policies and into the removal contractor

It didn’t specify if It was included or not and the management firm couldn’t or would not clarify if they should have been included or not.

Also I would call local property management firms and ask them questions.

Be fair but firm.
