My advice, newbie to newbie, is try and nail down a location and type of home.

We had a godawful client financing from a large hard money lender... the guy skipped out on the loan and the HML wasn't getting paid, so they refused to pay our final draw.

I have spent the last few months looking at expensive programs, watching everything I could on you-tube, reading and finally finding BP.

It took me a few dozen calls locally, but finally I was able to find a local credit union to fund the deal.

Finally, you are correct that 39th & Galena is close to Washington Heights and Martin Dr but the neighborhoods are worlds apart as I'm sure you know That area is no picnic.
