Think of it this way: the liability policy is in place to protect you from your tenants (ie. slips trips falls, dog bite, etc); the umbrella policy will most likely be used to protect your properties from you (ie. you are at fault in a car wreck, damages in an unrelated business, etc).  

Don't fall for it.

Historically with these refi booms, what we see is that rates fall slowly over the course of time.

Hello all,I'm looking for advice on which insurance policies I need for my flips and which policies should fall onto my general contractor.

Doesn't matter how good of a deal you find, if the people are subpar on the ground, it could all fall apart.

As a firefighter my opinion may be slightly biased because I've seen the cases that "probably won't happen"; however, if there was a fire, all liabilities would fall on the landlord if there were not functioning smoke detectors and a kitchen fire extinguisher in place.

The rest will just fall into place.
