I also only sell investment properties and sometimes get something in the entertainment district.

In the heart of the entertainment district with high foot traffic, second floor with great street views. 

Families do not want to change school districts or have kids missing days mid-school year.

In my PA market I searched for which local district magistrate covered where my properties were and fill that info. into the paperwork and then I had that paperwork submitted to the local magistrate; I'm assuming it's a similar process in other areas.  

The good school districts seem to now be out of range.

I do see many zoning districts with (PD) appended to them, which means a planned development is required.

If you look in Aurora, try to stay in the better school districts.

I am not sure if your intention is for primary residence or SFH rental, but getting something in the Wayzata school district would remain desirable.

Neighborhoods that border better school districts are one of my favorite.
