Arlington Market - need contacts

My husband and I are wanting to start with STR. We love the idea of Arlington and the numbers seem to make sense. However, Arlington has a tight grip on STRs and finding a property that is zoned as an STR is a nightmare!

Nevertheless, we are persistent and want to get started! 

If you have any insights please let me know. We are not from the area so need contacts. Major plus if you have experience in this market!
