When used right, the BRRRR method can allow you to buy rentals at a discount because they need work, and refinance most of their money out because they added value through repairs.

Hi Adam,The South is lucrative for investing as you hear plenty of great outcomes from investors who know their local market and have a great niche.Calgary feels challenging right now given the past high of the economy and house prices but smaller cities throughout Alberta seem to be less impacted and could be further explored for opportunity.

One of the best ways to go as described by John Jackson in Tarrant County (Ft.Worth in Texas) who teaches this method for about 15 years and has developed a good sales contract that gets you paid before the product sales and he usually quotes the list price to the owner in a fairly nice area.He usually calls houses For Sale By Owner in decent areas.

I agree with one of our colleagues who suggested you explore setting up each room as an independent "dorm" or "efficiency".
